Preparing Your Property for Sale
Presentation is very important in preparing a property for sale. You have to portray the right image to potential buyers. While you can create a beautiful ambience for the property using inexpensive touches, there are other aspects that you must consider when improving the feel of your property.
The first factor is avoiding overcapitalization. You want to spend as less as possible. This can be achieved through the repainting of surfaces, replacement of faulty doorknobs and broken window panes.
Having a makeover for the kitchen or installing furniture on the master bedroom can lead to overcapitalization. To know what must be renovated, having a talk with your agent would help. He can give you insights on what areas of the property can be renovated.
You should also consider the aspects that would make the front portion of the property presentable. There are some buyers who decide on a property based on the appearance of the front part of the home. Once a beautiful first impression is stuck in their mind, the buyer might be inclined to purchase the property you are selling.
To know what improvements can help sell the property, you must think like a buyer and have a look at the front area of the property that you are selling. Then, you should ask yourself if you are going to buy this house or not. If you don’t like it, point out the areas that needs to be improved and more often than not, these are also the areas that buyers will point out.
When analyzing the front area, you must have a look whether the lawn grass is neatly cut, patch-free and rid of drought-proof plants. Then, you must also trim the shrubs near the windows or remove dead branches from it. You may also add a touch of colour by planting flowers to increase the aesthetic value of the picture. You must also check whether the garden paths are dust-free.
You must put into mind basic housekeeping concerns like cobwebs and eaves, unclean drains and spouts, the cleaning of the front door, the removal of all garden junk, cleaning of your swimming pool and its surroundings and the closing of the garage door.
Once you have finished cleaning the outside of the house, you must then focus on its interior. First off, you must clean every room and remove any clutter in it for buyers would appreciate a room better if it is in a natural state. You must also hire a storage truck for your excess items.
As for cleanliness, you must vacuum or even steam the carpets, repaint surfaces with natural colours, repair damaged wallpapers, tiles or plasters and fix leaky taps. You must also attend to creaky floorboards while windows and doors must open easily.
Kitchen and bathroom benchtops must be cleaned and the bathroom must be spotless. To prepare your property for sale, you must not leave any item scattered and you can add indoor plants to open spaces.
During the open house, it is best to turn on all the lights and open the curtains and blinds. To improve the aroma inside the property you can have flowers or potpourri during the open house. The scent of freshly-baked bread or newly-brewed coffee can leave a good impression to the buyer as well. You must also put attention to detail through dinner tables that are set and a fireplace that is lit.
Always make sure that there is no clutter anywhere in the house and towels or linen that can be seen during the presentation must be clean. Pets are also off-limits inside the house and any television must be turned off. Instead, you can play some light background music. Always make sure that the temperature inside the property is within average and make buyers enter through the front door.
